How Estate Agents Market Property

There are two main channels that Estate Agents can use to market property; online and offline.

Online:

As online search is now the way most people look for property to buy, advertising property online is the main marketing method used by both traditional and online Estate Agents.

An Estate Agent will upload photographs, floor plans, descriptions, etc to their website which will then feed through to the property portal websites such as Rightmove and Zoopla.

These portals are in effect search engines specifically for property, and make it very easy for potential buyers to find properties that meet their criteria – location, price, number of bedrooms, etc – by ticking their preferences.

Like Rightmove and Zoopla, many of the property portals also allow people to register and log their requirements, so that they receive automatic and immediate alerts whenever a new property is listed that matches their criteria.

All Estate Agents use at least some of the property portals for marketing property on the internet, but you should always check that any Agent you are considering is using at least Rightmove, Zoopla, and PrimeLocation.

These are the major portals – there are many more but these 3 are very dominant and you really don’t need more than these.

Offline:

With such efficient online search facilities as provided by the portals, it is easy to see why the more traditional ways of marketing property – local press advertising and For Sale boards – are becoming less important, although they do still have their place.

Some people do prefer to look at the property section of their local newspaper rather than sit behind a computer screen, whilst ‘For Sale’ boards, particularly on streets with a high level of passing traffic, will alert people who otherwise might have been unaware that a property is for sale.

Most Estate Agents also have lists of prospective buyers who they will contact when they list a new property that might be suitable. Some are very adept at matching the right property to the right potential buyers.
